Why prepare a floor?
Like all things, good preparation is essential to a final outcome. Shortcuts at the preliminary stage are often accentuated by the finished coverings.
When should I grind my floor?
If you are building a new house/building, we recommend that you involve us early in the planning process. The ideal time to grind to expose the aggregate is soon after the slab is poured and prior to the walls going up. This allows us to do the most aggressive grind in the best manner, with minimizing damage to adjacent surfaces. From there the floor should be protected until near to the end of your project when further grinding, polishing and coating is undertaken. Don’t worry if this is not possible, as our high tech machinery allows us to dry grind your floor, and our extraction systems minimize any dust etc. (Due to the fineness of concrete dust, there still may be some residual dust which need s to be dealt with.)
Do you have Insurance cover should something go wrong?
Brayco regularly handles projects over $1 million and has insurance protection cover to $20m in public liability. In short Brayco will never leave you exposed.
How do I determine the effect of moisture in floors?
This is a complex question, however the NZ Flooring Standards state that 75%rh is the maximum allowable content prior to laying of floor coverings. As a rule of thumb, an allowance of 1 month per inch of slab can be allowed as drying time AFTER THE BUILDING HAS BEEN FULLY ENCLOSED. Auckland has one of the highest humidity rates in New Zealand, and often additional time to this is required. Brayco can test for moisture if required, and advise of remedial action should it be required prior to the installation of coverings.
Has applying a curing compound to the concrete assisted in drying my concrete quicker?
No, in fact it has done the opposite. Curing compounds are actually used to retard moisture in the slab to reduce the risk of it cracking, and drying time for the rh is actually increased. It is critical that you inform us of any curing compound, as this may need to be mechanically removed prior to coverings, as it will in fact jeopardize the integrity of any adhesives or compound used between the slab and the coverings.
Do I need underlay under the carpet?
In the modern commercial environment, underlay is often not used as the life span of carpets is often less than it has been in the past due to design influences etc. An underlay however certainly does increase the life of the carpet and give a more comfortable feel. More importantly, the carpet and/or the underlay should be adhered to the floor and each other with appropriate adhesives to reduce the risk of the carpet stretching which will reduce its life and create potential health and safety issues.
My flooring is laid, what do I do now?
“After care” maintenance is important to give you the longevity and visual ambience of the Floor coverings. Often it is prudent to arrange a maintained schedule with us to allow inspections on a regular basis to attend to issues prior to them getting out of hand. This is of course in addition to your normal vacuuming, washing etc. We can arrange for polishing of your hard flooring, and offer a cost competitive visual inspection to advise you how to quickly and economically add extra life to your floor covering. We recommend that protective mats be used under castor chairs, as these would be the most common reason for premature wear of the carpet.
